Your first front door
A first home does not have to be the biggest house on the street. It has to be bought right, with your credit, down payment, and documents in order before you fall in love.

InstantEquityQueen
Most buyers get handed off. A Realtor finds the house, then a stranger handles the money. I do both jobs, so your search and your financing stay in step from the first tour to closing day, and you buy right from day one. I serve buyers in Lewisburg, Murfreesboro, Franklin, Spring Hill, Columbia, College Grove, Arrington, and Eagleville.

The Tennessee Buyer's Roadmap Checklist
Tell me where you are in the process and the checklist appears right here on this page. Then I will send you the articles that match your situation.
What happens next: I will reach out once, the way you chose above, email or text. After that I will send you the articles that match the topics you picked. That is it. No spam, and you can unsubscribe any time.

Start with a plan
Ideas for the home you are working toward. Every path below is one I guide buyers through, and each one has articles written for it. Swipe or scroll sideways through the homes, see the one that feels like yours, then tell me in the form above and I will send you those articles first.
A first home does not have to be the biggest house on the street. It has to be bought right, with your credit, down payment, and documents in order before you fall in love.
When your life has outgrown your current house, the next one should fit the family you have now. We map the move, your equity, and both closings before anything is listed.
New construction means builder contracts, timelines, and choices the model home price leaves out. I help you read all of it before you sign, not after.
Picture your home on your own piece of Tennessee. Land, builder, and financing in the right order, with One-Time Close guidance and a designer and project manager walking the build with you.
Solid, timeless, and full of equity potential when you buy it right. Homes like this reward a buyer who knows their numbers before the tour starts.

The fixer feature
Most buyers scroll right past houses like these two white fixers. With a designer eye and a real plan for the work, a fixer bought right can become the home, and the equity, you have been looking for.
I have worked as a designer and project manager on construction projects, so when we walk a fixer together, I can help you see what it can become, what the repairs really involve, and the order of fixes that builds equity first.
Find your path
Every buyer path has its own traps and its own smart moves. Pick a path below and it opens right here, with the articles I write for buyers on that path. Tap any topic and it will be added to your signup above, so you get that article first.

Areas I serve
I help buyers across eight Middle Tennessee areas prepare, buy, build, and fix with confidence. Every area brings its own questions. Find yours below, read what buyers there ask me most, then use the free checklist at the top of this page and tell me your area so I send the right guidance first.
Lewisburg ✦ Murfreesboro ✦ Franklin ✦ Spring Hill ✦ Columbia ✦ College Grove ✦ Arrington ✦ Eagleville
Buyers looking in Lewisburg often ask me how to get prepared for a first home, what down payment help could look like, and how to get pre-approved before they tour. We start with your credit picture, your documents, and a clear budget, then look at existing homes and fixers with a plan for what the work really involves.
Ask about Lewisburg →Buyers in Murfreesboro often ask whether to sell first or buy first, how to time two closings, and how to write a clean offer when they find the right home. If you are moving up, we map your current equity, your financing, and both closings together so one move does not undo the other.
Ask about Murfreesboro →Buyers in Franklin often ask how to use the equity in their current home, whether to buy existing or build, and how to understand every term before they sign. We go through price, contingencies, and timing in plain language, and we plan the financing side at the same time as the search.
Ask about Franklin →Buyers in Spring Hill often ask about new construction, builder contracts, and what the model home price leaves out. We read the contract together, talk through timelines and upgrade choices, and line up your financing early so the build and the money stay in step.
Ask about Spring Hill →Buyers in Columbia often ask where to start if they are not quite ready yet, what a preparation plan looks like, and how to spot a fixer with real potential. We get your documents and down payment plan in order first, then tour with a list so you can judge each home clearly.
Ask about Columbia →Buyers in College Grove often ask about buying land and building a custom home, what to check before they buy land, and how a One-Time Close loan works. We check zoning, utilities, and septic questions early, talk with a builder in the right order, and plan land, build, and financing as one process. I live in this area, so these are questions I answer for neighbors.
Ask about College Grove →Buyers in Arrington often ask about land for a forever home, how to plan a custom build, and what order to do things in so nothing has to be redone. We start with land checks, builder conversations, and One-Time Close guidance, with a designer and project manager eye on what the home can become.
Ask about Arrington →Buyers in Eagleville often ask about homes on land, fixer-uppers, and what to verify before they buy outside a subdivision. We look at utilities, septic, and road access questions, get your financing picture clear early, and make a plan for repairs in the order that builds equity first.
Ask about Eagleville →Do not see your exact town? If you are buying nearby in Middle Tennessee, use the form at the top of this page and tell me where you are looking. I will tell you honestly how I can help.
The roadmap
This is the same checklist you get free when you sign up above, laid out so you can see the whole road before you take the first step. Follow the line from where you are now to keys in hand.
Income, debts, savings, and the money you need beyond a down payment, including closing costs and reserves.
Sellers take pre-approved buyers seriously, and you will know exactly what price range fits your life.
Existing home, new construction, or land with a custom build. Each one has a different contract, timeline, and financing order.
Needs, wants, and deal breakers, written down before emotion takes over in a pretty kitchen.
Price, contingencies, dates, and terms you actually understand before you sign.
Home inspection, appraisal, title work, and for land, zoning, utilities, and septic checks.
No big purchases, no new debt, and keep your documents ready between contract and closing.
Close, get your keys, and keep your paperwork. Your closing documents are the start of your homeowner records.
The money side, in plain language
Because I am also a licensed mortgage loan officer, I can talk through financing with you in plain language, early, before it ever becomes a problem in the middle of a contract.
Touring homes outside your real range wastes your time and breaks your heart. We pin down your buying power first, so every home you walk into is one you can actually buy.
Down payment, closing costs, monthly comfort, and timing. I explain your options the way I would explain them to family, so you can choose with confidence instead of guessing.
Your offer deadlines and your financing deadlines live in the same calendar, mine. Nothing gets lost between a Realtor inbox and a loan officer inbox, because they are the same person.
You are always free to use any lender you choose. Working with me on the home search never obligates you to finance with me.

Buyer questions, answered plainly
Straight answers in plain language, with no promises. Your exact numbers depend on your full picture, and that is what the free checklist and a first conversation are for.
It depends on the loan you qualify for, the price of the home, and your full picture. Some buyers put down less than they expect, and some choose to put down more to shape their monthly payment. Beyond the down payment, plan for closing costs and reserves. The best first step is to look at your income, debts, and savings together so you know a range that fits your life before you tour homes.
Aim to build the strongest score you can before you apply, and talk with a loan officer early so you know where you stand. Many buyers I work with are preparing toward a score of 620 or higher, but your score is only one part of the picture. Income, debts, savings, and steady work history all matter, and a preparation plan can help you improve your position over time.
THDA is the Tennessee Housing Development Agency. It offers programs that can help eligible Tennessee buyers with down payment and closing cost assistance. Eligibility depends on your income, the home price, where you buy, and whether you meet program guidelines. It is not automatic and it is not right for every buyer, so we check your situation against the current guidelines together.
A One-Time Close loan covers the land purchase, the construction of your home, and your permanent financing in one loan with one closing. Instead of separate loans for land, building, and your final mortgage, the steps are combined from the start. It still requires full qualification and careful planning with your builder and lender, and I guide buyers through the order of steps in plain language.
Start by checking the land carefully and talking with a builder early, before you commit to either one. Land needs checks for zoning, utilities, road access, and septic or sewer. A builder can help you see whether the home you want fits the land you love. When land, builder, and financing are planned in the right order, you avoid buying land that does not work for your plans.
A fixer-upper can be worth it when you buy it right and you have a real plan for the work. The key questions are what repairs are needed, what they will involve, and which fixes should come first. I have worked as a designer and project manager on construction projects, so I help buyers look past the surface, understand the work, and decide whether a fixer fits their budget and timeline.
Meet Telisha
I am Telisha Acklin. I have been a Realtor for 20 years, since 2006, and I am also a licensed mortgage loan officer. That means the financing conversation is never handed to a stranger. I know your home, your neighborhood, and your numbers, all at the same time.
My whole approach is simple: buy right, understand what you are paying for, and make decisions that put you in a strong position as a homeowner. No pressure, no jargon, and no promises I cannot keep. Just straight answers and a plan built around your life.
I have also worked as a designer and project manager on construction projects. When we walk a property together, I can help you see what it can become and what the work really involves, whether that is a brand new build or a home that needs fixing up.
On the financing side, I specialize in One-Time Close construction loans: one loan and one closing that covers the land, the build, and the permanent financing.
